Revitalizing Communities

MDG has completed the development and rehabilitation of affordable housing throughout New York, New Jersey, Florida, South Carolina, and the US Virgin Islands.

Nearby Troy, MDG has completed the rehabilitation of Senior Housing in Buffalo,NY and White Plains, NY as well as the rehabilitation of Public Housing in Manhattan, Queens, Brooklyn and the Bronx. MDG is also in the early stages of development for an affordable homeownership project in Albany, NY.

Below we highlight three of our most notable projects:

Riverview Manor (Buffalo, NY)

In 2018, MDG closed on Riverview Manor Apartments and Piotr Stadnitski Gardens (“RM & PSG”). RM & PSG is the rehabilitation of two low-income senior housing complexes in Buffalo, NY’s Black Rock and Broadway-Fillmore neighborhoods totaling 211 apartments for seniors aged 55 or older or have a disability at any age.

MDG completed its $25MM scope of work with the tenants in place within 10 months. Renovations included new roofs, updated elevators, landscaping, increased security and new finishes for the lobbies and community rooms. Individual apartments were repainted and received new flooring and lighting, and updated kitchen and bathroom appliances.

OCEAN BAY

A hallmark of MDG’s partnership is Ocean Bay, a 24-building, 1,395 unit development in Far Rockaway, Queens. It was NYCHA’s first Rental Assistance Demonstration (RAD) project, and the largest single-site RAD transaction in the country. Neglected due to federal divestment in public housing and devastated by Superstorm Sandy, Ocean Bay was in need of critical repairs from individual apartment units, common areas, and utility infrastructure.

MDG worked closely with NYCHA to form strong relationships with tenants, hire local, minority, and women-owned businesses, and complete all in-apartment repairs extremely efficiently with most tenants remaining in their homes. We will celebrate the completion of the project, including additional resiliency and security measures, and common area improvements in Spring 2019.

BETANCES

After a resounding success at Ocean Bay, MDG was selected by NYCHA to rehabilitate 1,088 units across 40 buildings throughout their Betances development in the Bronx. MDG worked closely with the residents and NYCHA to make sure that each of the 40 buildings had all issues fully addressed despite the different construction types for each building. All units were completed within a year. By collaborating with the residents, MDG was able to breathe new life into the Betances cluster through beautified lobbies, completely transformed apartments, new parks and amenity spaces, and a new security system.
